sinopsis
Teenager Anna, (Emily Browning) is being released from a mental hospital. A therapist advises Anna to 'finish things she has started,' implying she should be productive and positive going forward.
She returns to her New England shoreline mansion where her father (David Straitharn), to Anna's distress, has moved in his new girlfriend, Rachel (Elizabeth Banks). Rachel was also former in-home nurse to Anna's ailing mother. Her mother had been housed above the family's boathouse located on the property site, and died when it burned down in a mysterious fire that ultimately led to Anna's mental breakdown. But upon her return, Anna finds the boathouse has been completely restored.
Anna's older sister, Alex, greets her at the boathouse to let her know things may appear restored, but are actually very much the same. A former beau, Matt (who makes out with Anna the night of the fire) also shows up to let Anna know he saw something the night the fire started, but is unable to communicate the information to Anna before Rachel appears and interrupts his efforts to enlighten Anna.
Through a series of ghostly visions and stressful circumstances, Anna comes to the conclusion Rachel was somehow responsible for the events leading up to the fire and is, in fact, not who she says she is and is out to harm Anna and her family. Anna shares her concerns with her sister, Alex, and together, Anna and Alex set out to uncover the truth behind the terrible fire that changed their family's life forever.

Anna adalah gadis remaja yang mengalami gangguan jiwa, setelah kematian ibunya dalam peristiwa kebakaran di rumahnya. Hingga beberapa bulan lamanya dirawat di sebuah rehabilitasi. Seorang psikolog di tempat itu menyatakan bahwa Anna sudah boleh pulang. Tapi.. betapa ia sangat sedih, mengetahui bahwa ayahnya memiliki kekasih baru, Rachel.. yang mana, Rachel ini adalah mantan perawat ibunya.
Anna dan kakaknya Alex, merasa, bahwa Rachel telah melakukan sesuatu, dan membuat ibunya meninggal. Apalagi, pas kekasih Anna, Matt mengatakan, ia melihat semua yang terjadi pada saat malam kebakaran.. sayang.. Matt tak sempat mengatakan apapun, ia ditemukan tewas tenggelam di laut..
berbagai hal dilakukan Anna dan Alex untuk mengungkap siapa Rachel..
hingga akhirnya.. terkuak misteri-misteri yang membuat Anna harus kembali ke tempat rehabilitasi itu lagi..
